The phrase "too big to fail" should be in reference to when the bigger banks grow to a certain point they fail to provide the service to make the customer happy.

You again make good point of the frustrations of finance. I am on week six with my lender and still am waiting for the close date. The endless repeated requests for information that had already been supplied annoys me but what can you do? You keep re-submitting it in hopes that you move forward in the process. I guess I am lucky that I have very little hair to turn gray and that I have learned in my old age to have patience with the things in which I have no control. I look forward to doing business with you in the future on upcoming finance projects.

As A life long resident of this state for over 50 years I have seen the ups and downs of the housing market. It occurs every few years and is economy driven. The cycles last from a few months to a few years. One thing always occurs. Home builders try to predict the sales market and build to accomadate the influx of people who move to our wonderful state. Sometimes they cant keep up and prices will rise. If they overbuild they will fall. Many builders were temperarely put out of business on this last event. An event like no other because it involved housing itself. As we climb out of this last economic dip we will see a shortage of inventory as the houses are sold. The prices will rise as they always have.

My loan is currently serviced by Green Tree. Their website says they are still adhering to the old LTV of 125% under the new HARP 2.0. My loan is for $220k and according the on-line evaluation websites is worth $142k. Can I take advantage of the HARP 2.0 guidelines and get refinanced through another company?
